How is The MIO Report different from a standard home inspection?

Tailored specifically to a rental property, this two part reports notes cosmetic condition and cleanliness at the time of move-in and move-out.  Any discrepancies between the two reports are sent to your property manager for futher evaluation.

 Why do I need this report?

Having the MIO report greatly reduces the risk for financial loss for owners and tenants.

Does this report note the working condition of items in the property?  

This report does not note the working condition of items.  These items are left to the property manager to address.  As a courtesy our inspector will let the property manager know if they notice an item not in working condition.

Is there a guarantee?

Yes.  Although The MIO Report does not guarantee the condition of the property, The MIO Report will guarantee to cover any loss due to a disputed item that The MIO Report did not properly document, not to exceed $25,000.  Refer to the "Our Guarantee" section of our website for a full description.
